Investment Criteria



Quartz Lake Capital (“QLC”) is a Chicago-based private equity real estate (“PERE”) investment manager, founded by K. Jay Weaver, focusing on value-add and opportunistic investments on existing and development assets. Quartz Lake invests directly and through joint ventures. We target primary and liquid secondary markets in the United States, with a predisposition to urban markets with live/work/play environments and infill suburban submarkets. In addition to direct equity investment, Quartz Lake will invest in preferred equity, platform investments and participating loans.


Property Types:   Primary: Multifamily, office (including medical) and industrial (including cold storage).  Secondary: lodging, student housing, senior housing. Retail on a selective basis.

Investment Profile:   Project, portfolio and Co-GP/Programmatic platform based, direct equity, preferred equity and participating loans. Recapitalization/restructuring and growth capital.

Leverage:   Up to 75% LTV


Transaction Size:   $25 million to $250 million (larger transactions considered)


Return Profile:   Value-Add to Opportunistic


Development:  Multifamily (including Student and Senior), Industrial, Hospitality
