Quartz Lake Capital is a Chicago-based private equity real estate (PERE) investor and manager that focuses on opportunistic and value-add investments in the U.S. and will consider special projects on a limited basis.

Terra Klopsch

Administrative Manager

Terra Klopsch serves as the Administrative Manager at Quartz Lake Capital responsible for all aspects of business operations, administration, human resources, payroll, benefits programs, compliance, and employee relations. 


Prior to Quartz Lake Capital Terra was an Administrative Manager for a single-family investment office with responsibility supporting office operations, human resources, accounting, compliance, event management, and family education. Terra has spent over 15 years providing high-level executive support in financial services and real estate.


Terra holds a Bachelor of Liberal Arts and Sciences in psychology from the University of Illinois at Chicago.

David Nielsen

Senior Partner

David Nielsen is a Senior Partner at Quartz Lake Capital with primary responsibility for Investment & Asset Management. Prior to Quartz Lake Capital David was a Managing Director at BentallGreenOak (2007-2020) with responsibility for acquisitions in the Eastern half of the United States and dispositions throughout the country. Before BentallGreenOak he was a Director in the Investments group of Equity Office Properties Trust (2000-2007) sourcing investment opportunities in Southeast Florida and Washington D.C. 


In his 20 years in commercial real estate, Mr. Nielsen has participated in approximately $10 billion of commercial real estate investments across all major product types including medical office and cold storage. He has extensive experience across a variety of investment strategies including development, core/core plus and value-add investing.

Alissa Nietfeldt

Vice President

Alissa Nietfeldt is Vice President and Controller at Quartz Lake Capital. She is responsible for the accounting and reporting of Quartz Lake Capital’s management company as well as overseeing investor reporting for each of the firm’s partnerships and investment vehicles.
Prior to Quartz Lake Capital, Alissa was Controller at Saker Management LP, a private fund investment manager that employed an event-driven strategy focused on special situation opportunities. 


Before joining Saker Management LP, Alissa was Vice President of Fund Administration at J.P. Morgan’s Private Equity and Real Estate Services group. She also served as Audit Manager at PricewaterhouseCoopers in the Cayman Islands focused on private equity and banking clients.


Alissa is Certified Public Accountant and holds a BS degree in Accounting from Iowa State University.

Jonathan Norton

Vice President 

Jonathan Norton is Vice President of Investments at Quartz Lake Capital with primary responsibilities that support the investment strategies of the Company including financial analysis and working with senior management to research, develop and invest in existing and potential investment markets and strategies.

Prior to Quartz Lake Capital, Jonathan spent eight years working in Consulting and Investment Sales roles, most recently as a Director for Colliers International’s New York City Investment Sales team. Combined with previous roles at JLL and Deloitte, Jonathan has experience underwriting and transacting across all product types through acquisitions and dispositions, financing and capital raise assignments. He completed his bachelor’s degree at Indiana University, and is a graduate of the University of Chicago Booth School of Business.

K. Jay Weaver

Founder & Managing Partner

Prior to forming Quartz Lake, Mr. Weaver was a Co-Founder and Managing Principal of Walton Street Capital, LLC (1995 through March 2018), a Chicago-based PERE platform with offices in Mexico City and Mumbai, where he oversaw the firm's finance, capital markets, debt investing and restructuring efforts and co-led the asset management group. Mr. Weaver was a member of Walton Street's Global Investment and Management Committee.


During his 30 years in commercial real estate, Mr. Weaver has participated in nearly $50 billion of commercial real estate investments and structured over $30 billion of debt. He has comprehensive experience in asset, fund and platform investment, development, structuring, management and exits. From 1989 through 1994 he held associate to senior vice president positions in the finance, work-out and acquisitions areas at JMB Realty in Chicago.
